Architectural Masterpiece in Ardilea: Former Bungalow Transformed into Luxury Family Home

Explore the stunning transformation of Number 3 Salamanca in Dublin, a 305sq m contemporary four-bedroom home featuring high-end finishes, an atrium entrance, and seamless indoor-outdoor living.

Number 3 Salamanca represents a pinnacle of modern residential design, situated within the highly sought-after and prestigious enclave of Ardilea, located just off the Roebuck Road.

To the casual observer, it may be difficult to comprehend that this striking contemporary residence was once an unassuming bungalow. The current owners acquired the property in 2016 and embarked on a comprehensive redesign and refurbishment process a year later, resulting in a home that is entirely unrecognizable from its original form.

This architectural evolution was facilitated through the Simon Communities of Ireland Open Door programme, an initiative where homeowners contribute a consultation fee to charity in exchange for professional architectural guidance. The owners selected the vision of architect Horan Rainsford, whose plan was to convert the structure into a sophisticated two-storey, four-bedroom family home tailored to meet every modern requirement.

Central to the redesign was the pursuit of maximum natural light, a goal achieved through the strategic installation of expansive glass doors, large picture windows, and numerous rooflights. A particularly notable feature is the double lantern zinc roof that crowns the rear extension. This extension stretches along one side of the back garden, ensuring the interior spaces capture sunlight throughout the day.

The open-plan interiors are meticulously crafted to amplify this light, aided by the inclusion of bespoke Crittall double doors that provide a sleek, industrial yet refined aesthetic. Spanning approximately 305 square meters with a B2 Building Energy Rating, the property is currently listed for sale through DNG with an asking price of 2.375 million euros.

Upon entering the home, guests are greeted by an atrium entrance hall characterized by soaring ceilings and large Velux roof windows that flood the space with brightness. A custom-engineered steel staircase with open risers and elegant glass balustrades serves as a focal point, while the flooring is laid in a classic herringbone timber pattern. The outer hall includes a practical boot room area, ensuring that coats and shoes are stored neatly away from the main living areas.

To the left of the hall lies a versatile separate wing, featuring a hall that leads to a dual-aspect lounge. This room is flexible enough to serve as an additional bedroom, complemented by a fourth bedroom facing the front of the house, a modern shower room, and a private sauna, allowing the space to adapt as the family's needs evolve over time.

Another architectural highlight is the expansive triple-aspect living room, which boasts three-meter-high ceilings and continuation of the herringbone engineered flooring. Three-pane bifolding doors create a seamless transition to the rear garden, while a remote-controlled gas Bellfire fireplace anchors the room. This space is further enhanced by custom-built shelving, a dedicated desk area, and a sophisticated cocktail cabinet.

Adjacent to this is the kitchen, dining, and living area, which is bathed in natural light thanks to a high ceiling and an atrium roof light. The bespoke Shaker-style kitchen units are hand-painted in the Farrow and Ball shade Green Smoke, offering a timeless and elegant look. A slight change in level leads down to the dining and family area, providing a sense of separation while maintaining an open flow.

Two additional sets of bifold doors open onto a large sunken firepit with wrap-around seating and a protective shelter, making it an ideal spot for entertaining from summer through autumn. The upper floor is accessed via an L-shaped landing that overlooks the entrance hall atrium, featuring glass balustrades and oversized Velux windows. The sleeping quarters consist of three generous double bedrooms.

The primary suite is a dual-aspect sanctuary featuring a walk-in wardrobe with bespoke oak hanging systems and a bay-style window with integrated storage and recessed lighting. The second bedroom also includes a large bay window overlooking the garden and a cozy reading nook designed for children. The third bedroom is equally well-appointed with fitted sliding wardrobes and a custom-built workspace.

Externally, the property features a large pebbled forecourt with ample parking, a garage with conversion potential, and a meticulously manicured rear garden complete with a raised granite patio, low-maintenance beds, and a magnificent bonsai tree
