Cairn Homes reports modest price growth and stronger profit as it flags higher build costs for 2026

Cairn Homes saw its average selling price rise by 1.6 per cent to 393,000 euro in the first half of the year, trailing wider market inflation. The builder reported a 60 per cent jump in revenue and improved margins, while forecasting higher build cost inflation of around 2.5 per cent for 2026 and announcing a new 50 million euro share buyback.

Cairn Homes, one of Ireland's largest residential developers, has reported a modest rise in the average selling price of its homes during the first half of the year, although the increase trailed well behind the broader rate of inflation recorded across the wider property market.

According to newly published interim results covering the six-month period ending in June, the average selling price of a Cairn Homes property rose by 1.6 per cent to 393,000 euro, exclusive of value-added tax. This figure represents a small uplift of roughly 6,000 euro compared with the prior period, when the average price stood at 387,000 euro.

Despite the upward movement, the rate of growth remained significantly below the 5.6 per cent increase recorded by the Central Statistics Office in its most recent residential property price index, suggesting that the company continues to offer homes at a comparatively affordable rate relative to the market as a whole. Chief executive Michael Stanley highlighted the company's pricing discipline, noting that the modest increase reflects a deliberate focus on affordability alongside the operational efficiencies of the business.

Alongside its pricing update, Cairn Homes also signalled that build cost inflation is expected to accelerate in the coming year, with management now forecasting a rise of approximately 2.5 per cent. This represents a notable upward revision from the previous guidance, which had projected inflation of between 1 per cent and 1.5 per cent.

The combination of rising construction costs and constrained selling price growth presents a challenging margin environment, although Cairn's interim results suggest the company has so far managed to maintain and even improve profitability. Revenue for the first six months climbed by 60 per cent year on year to 455.5 million euro, driven by the sale of 1,139 units across its developments.

Gross profit increased by 54 per cent to 96.9 million euro, while operating margin expanded from 15 per cent to 16.4 per cent, reflecting the benefits of scale and operational efficiency. The company also provided an updated outlook for the full year, raising its revenue forecast to approximately 1.08 billion euro, compared with earlier guidance of between 1.05 billion and 1.08 billion euro.

Operating profit is now expected to come in at around 185 million euro, while guidance on return on equity has been upgraded from 16.5 per cent to 17 per cent. Reflecting confidence in its performance and balance sheet, Cairn Homes announced a new 50 million euro share buyback programme alongside a 10 per cent increase in its interim dividend, which now stands at 4.5 cent per share.

The company also reported a forward order book of 5,020 new homes valued at 1.89 billion euro across 30 active sites, with work-in-progress rising to 482.9 million euro. Net debt fell sharply from 307.4 million euro to 194.5 million euro year on year, while cash flow improved by 141 million euro, turning into an inflow of 22.4 million euro.

These results underline the strong momentum at Cairn Homes as it navigates an evolving market environment characterised by higher costs and shifting demand dynamics
