This charming Edwardian end-terrace house in Belmont Park, Dublin 4, has been lovingly transformed into a highly energy-efficient and spacious home. The current owners have undertaken extensive renovations, including a light-filled kitchen extension, full insulation, and modern heating and glazing systems. The result is a comfortable and sustainable home with low energy bills and a welcoming atmosphere.
This Edwardian end-terrace house in Belmont Park has been transformed into a cosy and energy-efficient home by its owners. They embarked on an extensive refurbishment and extension project 10 years ago, adding a light-infused kitchen extension with floor-to-ceiling glazing and fully insulating the ground floor and internal walls. The couple continued to enhance the property over the years, installing a new bathroom and triple-glazed windows.
A noteworthy upgrade was the replacement of bulky radiators with an air-to-air heating system discreetly positioned above internal doors, providing both heating and air conditioning. Number 12 spans 94sq m (1,012sq ft) but feels much larger due to its efficient use of space. The owners have enjoyed the financial benefits of their A3-rated home, with consistently low energy bills. The entrance porch showcases original decorative terracotta tiling, while the entrance hall features solid-wood flooring. To the right, a spacious sitting room boasts solid-wood flooring, high ceilings, picture rails, and a charming bay window. Fitted bookshelves are neatly integrated into two alcoves. A small guest WC, with a wash-hand basin and tiled splashback, is discreetly tucked away under the stairs. The extended kitchen/dining/livingroom was designed by Alan O’Connell of OC Architects. Stepping down into the space (the floor was lowered for added height) reveals a bright and inviting area. The red bricks from the original galley kitchen have been creatively repurposed as flooring for the new extension, blending seamlessly with the rear patio. The expansive floor-to-ceiling glazing along the entire south-facing side of the kitchen/diningroom maximizes morning sunlight. The kitchen is equipped with a range of wall and base units, wooden worktops, subway-tiled splashbacks, and a stainless-steel sink. Wide wooden steps lead up to a cosy livingroom area, formerly the diningroom, featuring floor-to-ceiling glazing. The owners have cherished hosting dinner parties and gatherings in this open-plan space. The main bathroom is located on the first-floor return. Relocating the water tank to the attic provided space for a bath, and there's a storage cupboard on the return. The first floor houses three bedrooms, two double bedrooms and a single bedroom, all with fitted carpets. The main bedroom, situated at the front, boasts a bay window overlooking the street. Access to the attic is via a Stira staircase, leading to a small study, formerly a bedroom, which has served as a functional home office. The attic also features a charming detail: a small glazed window lightwell with original colored-glass inserts.Number 12 is positioned at the end of a quiet terrace, adjacent to Donnybrook Fire Station, providing convenient access to all the amenities Donnybrook has to offer. Residents enjoy easy connections to the city centre and the airport via the quality bus corridor and the Aircoach. Rugby enthusiasts will appreciate the proximity to the Energia and Aviva stadiums. Within a stone's throw from the house lies Marco Pierre White’s Courtyard Bar & Grill. Schools in the vicinity include St Mary’s National School, Gonzaga, Muckross Park, and Sandford Park.
