Colliers brings Koula Rooms, a 28-bed space purpose-built student accommodation scheme in south Dublin, to market at a guide price of 4.5 million euros. The scheme offers a net initial yield of around 6.53 per cent.

A fully let student accommodation scheme in south Dublin has been brought to the market by agent Colliers, presenting an opportunity for investors active in the purpose-built student housing sector.

Known as Koula Rooms, the property is being offered at a guide price of 4.5 million euros. The development extends to a total area of 511 square metres, equivalent to 5,502 square feet, and comprises two detached two-storey blocks containing eight self-contained three-bedroom apartments. In total, the scheme delivers 28 bed spaces configured across single and twin-occupancy arrangements, with every bedroom benefiting from its own en suite bathroom.

The asset has recently undergone a comprehensive refurbishment programme, which included the installation of new storage heaters, the upgrade of fire safety systems and the modernisation of bathroom fittings throughout. From an income perspective, Koula Rooms generates revenue across both the academic year and the summer letting periods. Gross income stands at approximately 357,000 euros per annum, while net operating income is reported at around 307,000 euros per annum.

The asking price reflects a capital value of roughly 150,000 euros per bed space and a net initial yield of approximately 6.53 per cent on the net operating income, assuming standard purchaser costs of 4.46 per cent. The property is strategically located adjacent to the campus of the Institute of Art, Design and Technology (IADT), which has approximately 2,500 enrolled students.

Beyond its immediate proximity to IADT, the scheme is well placed for students seeking to commute to University College Dublin's Belfield campus, Trinity College Dublin and Technological University Dublin. The location is also well served by public transport, with several Dublin Bus routes providing regular access to and from Dublin city centre.

Commenting on the listing, Michele McGarry of Colliers noted that Koula Rooms represents a fully stabilised student accommodation investment in an established south Dublin location, combining strong demand for student housing, a high-quality refurbishment and an attractive income profile that should appeal to a broad range of domestic and international investors
