Industrial site in Inchicore comes to market for €10m with residential potential
Inchicore, Kylemore Masterplan, Dublin 8

A 1.17 hectare industrial site at Kylemore Way and Jamestown Road in Inchicore is being marketed by CBRE for €10 million on behalf of the Mashup Group, with its future tied to the Kylemore Masterplan and the City Edge Strategy.

An industrial land parcel in Inchicore, Dublin 8, is expected to attract developer interest as it is brought to market for regeneration potential tied to one of the city's major housing delivery areas.

The 1.17 hectare site, covering about 2.9 acres, sits on the northern side of Kylemore Way and Jamestown Road and is being offered by CBRE at a guide price of €10 million on behalf of the Mashup Group, the Irish investment company led by Andy Byrne. The property forms part of Phase 1 of the Kylemore Masterplan area, which is connected to Dublin City Council's City Edge Strategy.

That wider strategy is intended to support the delivery of between 4,000 and 5,000 homes across the relevant masterplan area, according to a feasibility study prepared ahead of the sale. The land is therefore positioned as more than a standalone industrial site, with its future value closely linked to its potential contribution to a larger residential transformation in the south Dublin area.

The site is divided into two distinct parts by a laneway owned by the Office of Public Works and accessible from both Kylemore Way and Jamestown Road. The western section contains an existing industrial or warehouse building together with a two storey office. The eastern section is occupied by a dilapidated warehouse.

These existing structures are likely to shape any future planning approach, as developers would need to consider demolition, redevelopment, design quality, infrastructure capacity and the broader context of the surrounding masterplan. Its location is seen as a key strength. The site is close to Inchicore village, around 800 metres away, and lies less than 500 metres from the Blackhorse Luas red line stop.

It is also within a short drive of the M50 motorway and the N7, giving it access to major transport corridors. For potential buyers, the combination of public transport connectivity, road access and proximity to local amenities makes the parcel attractive for a residential scheme aimed at supporting urban regeneration and increasing housing supply. CBRE's development land team is expected to provide feasibility information and planning details to prospective purchasers on request.

The agency has indicated that demand from a range of developers is likely to be strong, given the site's location within a strategic growth area. Any proposal will depend on market testing, design considerations, viability, planning requirements and the ability to integrate with the wider Kylemore Masterplan. The €10 million guide price sets the starting point for a sale that could become an important part of Dublin's continuing effort to deliver new homes in well connected locations
