Rising house prices in Dublin mean some buyers now need a salary of up to €159,567 to afford a mortgage, as supply shortages drive up costs.

Property website daft.ie published its latest House Price Report this week, revealing that Dublin is leading the surge in house price inflation across Ireland. Listing prices in the capital rose by 12.2% in the first three months of 2025 - marking the highest rate of inflation nationally in nearly eight years.

The housing crisis isn't confined to Dublin, though the capital is feeling the brunt. Nationally, listing prices rose by 3.7% in the first quarter, with the average home now listed at €346,048 - a staggering 11.6% increase year-on-year. However, price growth varies significantly by location, with Leitrim remaining the most affordable county , while South County Dublin tops the market at €709,186.

We based the figures on the new maximum mortgage level for a first time buyer, which is now capped at 4 times your gross annual salary. Central Bank deposit rules also require a 10% deposit for first time buyers.
